Our proposal for 77 Market Street reimagines a key CBD site as a vertically layered civic destination — one that strengthens Sydney’s retail spine while introducing a new public realm above the streetscape. Working in collaboration with OMA and Smart Design Studio (SAS), the scheme explores how a commercial tower can perform beyond its programme, becoming an urban catalyst for movement, culture, and occupation. At the heart of the concept is an amplified ground plane: a porous, highly active retail framework that pulls pedestrians through the site and reconnects Market Street with the broader Westfield and Town Hall precincts. Above this, a series of stacked terraces carve out social spaces at height, offering planted respite, panoramic views, and opportunities for future cultural or commercial activation. These elevated public rooms form a new architectural language for the tower — one that is both sculptural and performative. The tower itself is expressed as a refined, volume shaped by environmental performance and view corridors. A high-performance façade system, developed with OMA’s global expertise, calibrates shading, transparency, and form to maximise daylight while reducing energy load. Our collaboration with OMA & SAS focused on aligning design ambition with commercial clarity. The result is a proposal that balances bold architectural identity with a pragmatic understanding of yield, constructability, and lifecycle value — a building that contributes meaningfully to Sydney’s skyline and offers an enduring civic benefit at street and skyline scale.
